Hi!
I am thinking about purchasing a house built in 1984. but I was told that the pipe burst in 1994 when the previous owner went to vacation. the house record shows that the previous owner did some repairs:
1. remove and replace insulation in garage and various wall areas
2. remove and replcae gypsum wall board, thincoat, plaster etc
3. repair subfloor

Because the current owner also did not know how extensive the repair work is. I am not sure what the problems will be caused from the water damage to the insulation.

I am wondering since everything could not get repaired immediately:
1. Is it possible that the water penetrated throughout the whole insulation of the house and replacing a localized area (like garage) is not enough?
2. How can I tell if some water-containing insulation materials has not been completely removed/replaced? - the current owner has replaced the siding, interior painting.
3. what the potential problem will be if some water soaked insulation materials has not been removed/replaced, or will it be dry again?
4. If I buy this house with some moisture or water in the insulation, what repair I should do immediately?

It sounds as if the owner at the time of the leak made the necessary repairs. The drywall was removed and affected insulation removed and wall cavity allowed to dry out. Then, insulation was replaced and necessary repairs done. Wet insulation left in walls would have resulted in mold/mildew and odors. The current owner, of course, is a good source of information. An inspection by a professional home inspector is, however, money well spent.
