Scrape all that texture off the ceiling and install cedar siding!

Works for me.

Any loose plaster will have to be removed as will any loose, warped tiles. After replacing necessary tiles, the challenge will be to get the new texture to match the old. Old tile ceiling can be replaced with drywall that can be finished with or without texture as you desire. If tiles are intact and simply stained, they can be sealed with white shellac or a shellac-based sealer/primer like B-I-N and repainted.
