I have a rental property that has a big problem - I finally evicted the tenants but found that the water heater, stove and a/c are not working. Regarding the a/c - you can hear the contact switch humming but no other noise, not even the compressor. My husband checked the breakers and they were okay. He replaced both capacitors and contact switch anyway but still has the humming and does not work. Can anyone help me with this. We can't figure it out. Maybe caused by a bad compressor (all 220).

Kill the power and remove the cover on the comp terminal box. May be a burnt wire. If ok, remove wires and check for ground or short with an ohmeter. You also could have a bug that electrocuted himself in the contactor points. This is the probable cause if the fan doesn't run.

When checking for shorts and opens....what points are to be checked with ohmeter? what should the values be? Mine is humming away (looks like it's coming from double pole connector relay) The contactor is sucked in, but I'm not sure how to test if it's doing its job :)

to austinchris: I am not an a/c technician, I only know a little because my husband is a/c certified but ahasbeen is right, if you have a question - post one - the people here are very nice and can help you.
My problem was solved - FPL went out and figured out that only one leg of the meter was working - no 220 volts going into the apartment. Since it is there fault - there was no charge! Thank god.
