Replaced my roof last august. My chimney isn't in that great of shape with some bricks breaking and cracking. Chimney cap has cracks in it too. When it rains i am getting a spot in the roof right along the edge of the chimney. I flashed the chimney and used the roofing cement so i don't believe it is caused by poor flashing. Without having the brick on the chimney replaced, is there any way of sealing the bricks and joints to limit the water penetration?

large amounts of water do not penetrate brick unless the brick or joint is cracked,so a sealer is not the answer for your situation.If your getting a considerable amount of water penetration,double check your flashing.Best thing to do here is repair your chimney as well

Having your chimney inspected, cleaned, and repaired is best done by a licensed, professional chimney professional.
