Sealers are sort of a last resort. When they are used a penetrating subsurface breathable type is preferred to one that creates an impregnable film. Has your chimney been inspected(?), if not then have it done. The leaking can occur from a number of sources and each one should be
checked and remedied if needed. If it has been inspected and passed with flying colors and the moisture problem is the result of driving sleet or rain then go to a masonry
supply and ask for a sealer with the former qualities.
