Ok, I have a deck over my 2-car garage and (first of all) the plywood roofing feels 'spongy' and there are 'bad spots' where the water has seeped into the wood and leaks into the garage below. Second the previous owner used some soft of 'roofing' seal on it which is obviously not designed for walking traffic since walking traffic has worn some of it off (hence the leaks) and the surface is very hot (burn-your-feet) when it is sunny outside.
My question is: Any recommendation on the type of plywood I can replace the existing plywood roofing/decking with?
Any recommendations on a sealer?
