We looked at an old house (approximately 30 years old) in which the texture, which seems pretty thick compared to how it does currently, is cracking and flaking off the ceiling. One of the bedrooms has had paneling installed, I assume to cover similar problems. Will we have to scrape and sand all the old texture off and re do it or can we just scrape and sand the problem areas. I've seen this problem in other old houses - what causes it?
