Plain water, a stiff brush, and lots of elbow grease. A powerwasher set at 200-500 psi will work also. Mold and mildew are within the plant kingdom. If radical chemical solutions are ruled out your option is to kill with kindness. Removing dirt and soot removes the food source.
Optionally add 1 teaspoon of epsom salts and 1/2 cup of vinegar to each gallon of water. The use stems from hydroponics (something I have chosen to forget about). Anyway, used sparingly in the proportions given they won't hurt your plants. (Epsom salts supplies nutrients. Vinegar is used for some types fugal growths). Overuse or application of any chemical can cause soil imbalances that will affect plants.
