We recently had 2-1/4"x3/4" oak flooring (installed) added into our remodeling bid. It came to about $14 per sq ft, 25% the gen. contractor's share. I'll assume top grade mat'l & expert installation, but is $14/ft. excessively high? Sincerely appreciate any opinions.

It does sound high, but if you live in areas like Northern California labor rates are much higher than elsewhere. Not that I am familiar with the exact rates but I would take a shot and say installation and finishing costs at $6 per square foot. Add the material from the contractor and that's another $7 + for clear or quartersawn red oak. Does this new flooring "tie-in" with existing? Is the installation a standard layout?

That's my opinion, and hoping others can share.

Quotes around here for #1 red oak 3/4" sanded and finished (3 coats moisture-cured urethane) in place are $7 per square foot, complete. And I've had it done at that price and gotten an excellent job. But labor rates vary wildly from place to place. I'd call up a local hardwood flooring company and ask. Around here, you can also see these rates quoted in the newspaper.

Out of curiosity where do you reside? I know I've probably seen it somewhere and get all sorts of folks mixed up. The rate on #1 is fairly close to the market I am in of South Florida. Our labor rates were ridculously low ten years ago for installation and finishing but have nearly doubled since.

Not close to some rates I've heard in Cal. Even Jeff Hosking tells me his installers are only asking for $1.25 per square foot, but that was a year ago. I have no idea if it's changed but they deal in ALOT more wider flooring than this market. He gets into those real wide boards of 12" and wider and the widest material I've worked with, besides Tarkett's Longstrip is only 7.
