We just bought a new home with oak hardwood floors that are in good shape - - don't need sanding just "buffing and gloss." Since we're expecting a first child in late Spring, we were curious to know if there's any safety distinction between "water-based" and "oil-based" gloss that they plan to apply. We have to decide which one to go with; the gentleman who looked at the floors today told us he could
tell they were previously done with water-based since they
looked "lighter" in color. Any confirmation, suggestions?

If they are in good shape then why refinish them? If you are going to refinish you have to sand even if just lightly to de-gloss the surface. Also be warey of anyone who says they can tell what was previously used by looking at it! Now, as for water borne vs oil--you will not get a "high gloss" from water based--the advantage is drying time--water based dries faster. Also, from a safety standpoint--if you are not applying yourself and stay out of the house until its dry--the oil based is not a concern. Once dry one is as safe as the other.

PS, If you are paying someone to do this make sure they tell you exactly what they are using then let us know--There are some particularly nasty products mostly used by the professionals in the flooring business that you should know about if you are truely concerned about safety.
