I have a 20 year-old house with stucco exterior and double glazed aluminum frame windows. The skim coat around one window is flaking off, and the exposed drywall nail heads are rusty. There are no other visible signs of water damage, the drywall is sound, the exterior stucco is in good shape with no cracks, and the window seals appear to be fine. Any ideas?

Not sure I ever saw a drywall nail head that didn't rust. Anyway a number of things may be causing this problem from wind vibration at the window (vibration is a major cause of plaster key failures) to a bad stucco mix but unlikely at 20 years. Chip out any loose material, and retexture with joint compound. It's what I'd do. Don C.
