Needed: Product to strip old hardwood floor? Want to "paint" floor with easy apply-good sealing-easy care---is there a product like this? Do the "paint stain" products work for this. Is there a product that applys color and sealant at same time?

Paint with tuf quick by California Paints. We used it and it's very durable (it's a porch paint). We simply sanded lightly first.
