Six years ago my husband helped our landlord install carpeting in two rooms and one hallway of the unit we rent. Neither my husband or the landlord are experts in carpet laying. This was inexpensive carpet (even the landlord said he was cutting costs).

We have had three landlords since then but the same carpet. It is dirty and worn. We cleaned it yearly with a rented rug cleaner, but the stains will no longer come out.

My question is: we are planning to move and wonder if we must put in new carpet. Our present landlord says our security deposit won't cover the cost of the new carpet, and she wants us to pay the balance.

Your land lady is wrong. Unless it is written in your rental agreement that your are to REPLACE THE CARPET when you leave, you do not have to do it. Yes, she would love to have you do it. You will probably loos your cleaning deposit, but after living there for some years, you have more then earned it back. In fact unless it states that you have to clean the carpets when you leave, I would not even clean them. Move on
