I have a 12 x 16 portable building that is equipped with a toilet and sink. I want to add a shower and am not really sure how to begin. I am making this an efficiency apt for my son. Any suggestions on how to make it work?:confused:

I have no clue what the codes and zoning laws in TX are, but what you are thinking about would NEVER fly in CA!!

Your first stop needs to be at you local bldg. and planning dept. and see what can be done LEGALLY!

I agree with Lefty regarding checking with your local building authority but would like to throw a twist into the plan that might make it easier. Consider the shower will be grey water which if acceptable in your area can just be plumbed to a french type drain and distributed out a simple drain field or collected in an underground tank and pumped out to use for irrigation. This would not require you to tap into the existing plumbing and would be a "green" solution.

In an unincorporated area of a lightly populated county you can probably do it. In a major incorporated area though you have to worry about the HOA, city inspectors, and any contractor with an ax to grind. I have seen half finished mother-in-law cottages set half finished for years because of an HOA complaint. Couldn't get a permit to finish and couldn't get a permit to tear it down because no permit to build it.

I have seen a job site shut down by a contractor whose bid was rejected and complained to the city of missing permits. In that case not only was the job site shut down but an occupied rental house next door owned by someone else was condemned. See what I mean it could be built below the radar then months or years later a bored inspector who just had a fight with his wife comes along and your s....ed.
