I see a blue connector on one side. I do not know how to remove it. I wanted to try and pull the fan down some more so that I can get a better look at it but the opposite side won't slide down any further. It looks like there is some more wiring on that side as well.
I am having a problematic time trying to get this thing out for replacement. If anyone has any idea how this thing is held in place I would really appreciate some advice.

I would think you should be able to remove and replace the "guts" of the fan and leave the can (housing) in place. The blue connector you see it is to attach the cable (romex) to the fan. That connector can be removed but it is difficult and you will likely destroy the connector doing so.
The other side of the housing will not come down because it has a duct attached to it. Remove the inside parts only. Likely the fan motor is only attached with a plug for easy removal.
To find a replacement part motor Google "mobile home exhaust fan" or take it to a mobile home dealer and I'm sure they can hook you up.

Thank you so much. You were right on. There was a nut hidden by dirt right on the part that was centered below the fan.
Once you let me know what was going on up there, it was cake.
