The west side of our 20 yr.old asphalt shingle roof has numerous spots of green lichen growing on it. Just like the stonewalls here in olde New England. Is there a effective way to clean the roof ? or should we just consider replacing it. It's a modular cape built in Penn. in 89'.

Lift one of the shingles. Is it flexible or brittle? If it's brittle & about to break, replace it. If it's flexible, a light pressure wash may clean it.

One thing you can try after getting the roof clean is to run a bare copper wire parallel to the ridge and just below the ridge line, and then another every 4-5ft down the roof. When it rains copper leaches off the wire and helps prevent growth on the shingles. The copper wire will be shiney at first but soon tarnishes and is hardley noticeable.
