I am looking to buy a 2 story home with a chimney from basement to roof. It was built in 1901 and use to have a coal furnace but has been switched to gas. The exhaust for the water heater (gas) and furnace are both piped into the chimney. Is there code about piping it some other way or through the chimney the only way? At the same time the chimney will need to be repaired/replaced, In the attic section of the home you can see sunlight and from the exterior of the home it looks to almost fall apart from the wind. I am trying to find the most cost effective way of doing this, wither it be removing chimney and replacing with just a metal flue, repairing chimney, removing it all together and piping the furnace and water heater out the side of the home.

also what price ranges am i looking at? also how can i tell if its a structural chimney or not?
