I have been having a problem with my tank water heater for some time. When the unit begins heating, it releases water from the pressure relief valve constantly. Probably as much as a gallon or two per day depending on usage. The pressure was reading at 80 PSI at rest. Once it starts heating, it would rise to 110 PSI, and then it would release more water and the pressure would drop back down to 80 (it drips water up until that release point as well).
My first thougth was my regulator was shot. I went under the house to attempt adjusting the regulator to confirm this, but was able to successfully adjust the regulator so that the pressure in the tank read 60 PSI. It didn't solve the problem. Once the unit starts heating, it leaks a small amount of water, and the pressure slowly rises to 110 PSI, and then releases water and the pressure drops back down. I have lowered the temperature setting way down, and this doesn't help either. It seems like it heats way to long and maybe this is a temperature issue?

One of the pro plumbers should be along shortly, but does your system have an expansion tank incorporated? :coffee:

Has your hot water been getting hotter?? than what you are use to ?? or do you have very HOT HOT water?
if not I would look at the extrol tank
1 To do this turn off the power to the tank
2 close the cold water ot the tank
3 open the hot water forcet in the tube let the water run till it stopes leave on
4 with a tire gage remove cap on end of tank
5 read press with tire gage it will be anyware from 0 to 90 lbs
post what you find
turn on water
turn on ele
close water vale when water runs clear in tub

If the figures you posted are correct I would say you have a defective P+T valve.
