I have a 3 Bedroom Townhome, I was wondering what can I do or add to my home to get back the value if I downsize the home from a 3 bedroom to a 2 Bedroom.
The other 2 bedrooms are both small and I wanted to make the Bathroom Bigger and add more room to one of the Bedrooms Leaving me with a 2 bedroom home with 2 Full Baths and a 1/2 bath down stairs.
as of now I have 1 1/2 baths after my project I will have two nice size Bedrooms with two Full baths on the top floor.
On the second floor I will be re designing adding a new Kitchen-dinning and living room and half bath that I will make bigger.
I will also be adding a wood stove and transforming the basement into a game room or family room
In the back yard I will be installing a new deck with a patio and shed with I hot tube that will be installed.
I was just wondering if i lose a bedroom can I get back what I lost in removing the bedroom and giving the home two nice size bedrooms with two full bath instead of the one small on I have now.
I tried contacting Amy Mathews on here as she has some good Ideals but I doubt that will happen.
anyway any suggestions would be much appreciated

Much depends on the economy, what people are buying in your area, whether your taste is eclectic compared the the norm - whatever the norm is. If you are going to stay put for the long haul, then do what makes you happy. If you plan to move on within the next decade, you should know that all remodeling project generate less market value than their cost to construct.
