I have seen #1 Pine 2x6 T&G planking used as both subflooring and finish flooring in new (expensive) beach house construction in Texas. Nothing else was put on top of the subfloor. Near the end of the construction, it was just sanded, then stained and finished. I am interested in finding out more about this option. Does anyone out there have any experiences with this?

I don't know if I've ever seen any 2x6 T&G but a few years ago we rented a cabin in the Smokies that the 2nd floor, floor and ceiling were 1x6 T&G pine nailed over the floor/ceiling joists. It wasn't a full 2nd floor - 2 bed rms and bath. It looked nice and I'm sure they saved $s during construction but I could see areas where light would come thru the flooring....... of course my wife said nobody but me would have ever noticed:p

Pine is a soft wood so unlike hardwood you could expect the wood to wear down a little in high traffic areas.

I built a log home south of Atlanta once and was able to get 2x8 T&G railroad box car flooring. A company salvaged and replaced the flooring, graded it and sold it by the board foot. We laid it on the joisting 16"oc and it was quite substantial. It turned out to be heart pine once we had it finished. Used a basketball court polurethane product. Super hard.
For the second floor we used 2x6 T&G yellow pine with the v-joint down, finishing it like the first floor.
It all can be had for a price.
