You have the keypad set to either global or to partition 2. It either came that way, or you mis-entered the keypad address when you were setting it up.
Press and hold #, then press 1 to access partition 1. Then you can go back into programming and set the keypad address.
The keypad address should be set as 1x, not 0x or 2x.

(sigh)
What _system model_ is the keypad connected to? The answers will vary a bit depending on system model.

_Monitronic_ is the name if the installing company. They didn't make the hardware. They just buy enough panels to afford to have their logo silkscreened on the box.
This also explains why you cannot go into installer programming. Monitronic often locks out local programming functions on hardware they install by using the download software.
Basically only Monitronic and their particular copy of the download software will solve your problem. Otherwise, you replace the motherboard.

Simple test, jumper the zone input closed (use a 5.6k resistor if you have the resistors turned on; use a plain wire jumper if you have the system set to NC).
If the zone closes, replace the door contact.

already use a jumper., i think that its something with the *8 ,section 020.. about setting the zones. when we scroll through we see the kitchen, living room, and a bedroom have a (O) open.

Location 020 is only used if you are using the zones on the keypads. If this is the case there are several items that need to be checked.
Each keypad on the system should be addressed uniquely. Once that is done, in installer programming you must press 902 (and wait 1 minute) to have the panel search for existing modules.
Press 903 and the keypad will read back existing modules found including Keypads, Zone expanders, wireless receivers..etc
Eg. Front Door wired at keypad 11 - Zone 09
Motion wired at Keypad 12 - Zone 10
Glassbreak wired at Keypad 13 - Zone 11
Location 020 would be programmed 09 10 11 #

The problem here seems to be that you don't actually _know_ what is physically wired to what.
Take each keypad off it's base: Do you have any wires connected to the "Z" terminal on any of the keypads? Yes or No?

In that case, undo everything you did regarding programming location 20. If there are no connections to the keypad zone connector, you shouldn't have any entries in those locations.
You have replaced the system motherboard; the new motherboard is still set to the factory default configuration which does not match you actual zone configuration.
The alarm system does not automatically know what the zones are supposed to do, you have to program the panel from scratch.
If you haven't done so, read over the dozens of archived posts about DSC power series panels 99% of the things you are getting stuck on have been answered here numerous times.
To start with, the odds are that the monotronic installation did not use zone resistors, Did you change the programming to reflect this?
Truth be told, your best bet is to start out by defaulting the new motherboard to clear any programming fumbles and start over from scratch.
