We bought this 7-year old house last year and discovered that not much 'routine maintenance' was done on anything. We want to have the air conditioning system service but never had air before so are uninformed about what needs to be done. Can you please tell us what things need to be checked, replaced, etc. so that we are better prepared?

Annual maintenance should include:

chk refrigerant charge
measure superheat and subcooling
temp splits acroos both coils
insure coils are clean
amp draws on compressor and all motors
chk and tighten all elec connections
chk all start componets
chk and clean condensate line
change air filter
chk ducts for air leaks
