For the last 18 months, I've been with this property management company that has done a fair job in collecting rent and finding renters for my condo in Colorado.

The leasing agent, when I signed on with them, was awesome! She'd schedule the showings with the potential renters (it's been rented twice..this being the 2nd time in 18 months) and showed up on time, communicated really well with me. Did background check...great.

Then, this Jan. they hired a guy that didn't call the interested people in the condo, made a few appts and didn't show up for one or was late. If it wasn't for a couple that needed a place asap for 3 months until they could move into their new home, I don't think the condo would of been rented. He made excuses on top of excuses as to why he "couldn't make it" or didn't call. BUT, I stayed with the property managment company because they had been so good previously and since this guy was new and the condo did get rented for 3 months...I let it go.

The tenants are moving into their new home at the end of this month, gave their notice and I put in new ads for the rental of the condo. I've had a good amount of replies and have forwarded them on to the management group to schedule showings.

Today, at 9pm, I'm checking my email and in it is an email from the property management group with an attached letter stating that they need to "terminate the management agreement" and that after the tenants move out at the end of the month, they'll collect the keys, give them their deposit and send me what is mine. But, they "won't be helping to re-rent". I get this today at late afternoon according to the time it was sent.

I also get an email from a lady that is "Really interested" in the condo, she's getting married next month and she and her fiance' "love" the looks of the condo and are excited about it. The new leasing agent set UP an appt. with the engaged couple to show them the condo today at 4pm. According to the lady, he calls them at 3pm today and cancels telling them that "we no longer manage the condo".

This potential renting couple was told BEFORE I WAS!!!:mad:

I received no phone call from them, no registered mail as it stipulates in our managment agreement should either they or I terminate our agreement. I receive an email.

I'm angry at how this was handled, at the timing of it (couldn't they of terminated the management agreement while the current couple was still living in there for a bit?) and how it was told to the potential new renters.

The company now knows how I feel and I reminded them, via email, that they did not follow our original agreement and this puts me in a big bind.

Okay....what's the next step to take? Who do I make a complaint to? Where are legitimate GOOD property management companies to look for?

I need help on this one.
