I recently bought a house with a big concrete porch over the old coal cellar, a small room in the basement where they used to deliver the coal through a small door. These are common in my area of Ohio in older homes. Mine is 1940's. My problem is that there has been a leak in the porch from a crack that sits in the center of the porch, and that area is unfortunately in a small depression in the surface. So for likely many years, lots of water has been going down there. The porch is covered, but rain gets there anyway. There is also a drain tile that runs under there, somehow, and it may have clogged up years ago. (I have no history on this house!)
From the cellar, I can see how the underside of the porch as deteriorated, and I can even see rusy rebar. I'll need to take care of some mold, but my bigger concern in stopping the water.
I see some options might be to
1) level the surface of the porch to direct water away instead of toward the crack, and patch the crack at the same time.
2) take the slab off and have a new one poured, which seems out of my budget
3) take out the slab and frame a new wooden one on the existing walls, which look pretty good.
Any ideas are much appreciated. I love rehabbing and remodeling, but concrete really isn't my cup-a-tea.
