Hi. I recently bought a house with carpet over original hardwood floors. I had several companies come in to give estimates for removing the carpeting and refinishing the floors. I have some questions about what they told me. Any advice would be greatly appreciated!!

1) The floors are heart pine, and at least two of the companies recommend going with an oil-based poly finish. I'd like to go with the greenest option, which I think is water-based. At least one company said the oil-based would look better and could be done without staining. Any thoughts on choosing water- vs. oil-based? I'm also trying to match the floors that aren't carpeted and which have an amber hue.

2) I asked each of them what brand they used. One said Bona Mega or Basics; one said Bona Strong; and one said Atlantis. Any thoughts on any of these brands?

3) The stairs are oak treads with plywood risers. Small parts of the treads and part of the bottom return have been painted white. All of the companies said I might be left with white paint flecks even after sanding. I like the look of the natural wood stairs, but I'm worried about the residual paint flecks. Thoughts?

4) How many coats of polyurethane would you recommend?

5) If I'm also painting the same room where the floors need to be done, is it better to paint first (that seemed to be the consensus)?
