Hello,

I have a two story house and I am currently trying to insulate the floor above my garage.

My question is this. Do I need to insulate the band/rim joist beneath the floor? Or can I just insulate the floor all the way across, without worrying about the band joist? The area beneath is unheated basement area and I only park my car in that space.

Thanks in advance,

Alex

Hi Alex, if you have living space above a garage it should have been fire protected and sealed, typically 1/2 or 5/8" sheetrock. I mentioned that to help answer your question, yes you need to insulate the rim band and then apply the proper approved fire barrier. You can install the insulation with the kraft facing down stapled to the joists, but I would add a layer of plastic as an additional seal against fumes from the garage. Check with your code authority, but you may have to extend the sheetrock down one foot or so from the ceiling to complete the air seal.

Maybe others better versed in CA codes will comment here.
