i've been researching certification to be a home inspector (more FHA inspector). i've found a school, seems legit. what should i look for in the school's credentials? and what kind(s) of insurance and certification do i need to go out on my own? what's the typical monthly insurance overhead? how about initial out-of-pocket investment? i live in AZ, if that means anything to anyone. thanks.

Just take the test (there's on online as the home inspectors website as I recall), this let you say you are 'certified'.

Get your "Errors and Omissions" insurance as well as general liability, business licenses, tax ID's, etc.

Check with your local licensing to see if you need anything more specific.

As for initial out of pocket, not much really, a ladder, multi-meter, flashlight, etc.. Probably all stuff you already have, as there's no special equipment needed.

Then decide what type of inspections you'll be doing and make a checklist and contract (here again, many samples online). Some don't do roofs, some don't do crawlspaces, etc.

Hi phatsajak, An inspector career can be anything you want, simple or extremely professional. We have a couple who post here so perhaps they will advise, but here is a link to keep you busy.

Home Inspector - InterNACHI: home inspection/inspector (http://www.nachi.org/)

Good luck

You need to be licensed in many states. Don't know about AZ. NY, yes.
