Howdy folks,
I have a Baldwin lockset on an exterior gate (it's basically like a full size door opening into a courtyard). It is a lever-handled door knob, with a key on the exterior side and a rotating lock on the interior side to lock/unlock the lockset.
It looks sort of like this (it is not this exact model but this should show what type of lockset I have):
http://www.baldwinhardware.com/Baldwin_Large/190/5245.ENTR.jpg
Just today, it started giving us problems:
* interior door lever turns properly
* exterior door lever turns properly (i.e. turns when unlocked and does not turn when locked)
* BUT the latch does not move at all, it stays extended
* however, the deadlocking trigger does not appear to function properly, as I was able to depress the latch manually in order to open the gate
* also discovered the screws holding the latch faceplate seem to have stripped in the wooden gate as they turn pretty freely and do not secure the faceplate well
I would appreciate any suggestions on next steps.
Is this a common problem that has a common solution? Would this indicate a lockset that needs to be replaced? Or maybe just the latch mechanism?
As it was raining cats and dogs, I did not further disassemble or attempt to diagnose yet.
Thanks in advance.

All Baldwin products are guaranteed for life. Call the company and ask for a replacement.
To get the latch out, you might be required to drill the screws out.
There are many extractors available to help you.
Had it been any other brand, I would say just get a latch, but because the Baldwin product is guaranteed for life, they will send a replacement.
Ii is more common on other brands than Baldwin and I have always recommended Baldwin as the top of the line ($$$) residential product line.

Thanks for the suggestion. Called customer service, but I did not know the model of the lockset, so they told me to take pictures of it and email it to them. Will post back with resolution. Thanks.
