I need some extra rooms. So I want to add-on,I would like to add a large den also a two car garage with maybe an in-law suite above, My question is where on tthe existing house should I start? Would like to start behind the master bedroom:confused:

Hi ifarm,

The first place to start is the Building Department--> you must check the conditions and codes for your lot, in order to get a building permit

After this, if you wish, try to draw a sketch of the current plan and post it here, so we understand better your necessities and conditions. Some pictures will help also

First, get your plat of survey and go down to your local building dept. and talk to them about what is possible. All towns have restrictions on how close to the property line you can build and how much mass you can have on the lot. Then talk to a few architects or general contractors to get an idea of what makes sense for your lot. You'll want to think about how it will blend in with the rest of the house and which part of your yard you want to use (versus which part you might want for outdoor activities). Hope that helps.

Not sure what a plat of survey is :confused:, but the right document is a plot plan or a surveyor's certificate.
As a matter of fact, usually, with the lot info is enough, once the BDs use to have all the info. Some BDs provide (just for guidance purposes) the info by phone

Usually, the mass is not a provided / necessary info or something to worry about. The restrictions are: % of the lot used, the height of the building and, of course, obey the easements' rules for a particular lot.
Easements: are the parts of the lot betwwen the perimeter of the lot and the utility lines, where you cannot build
