We've had an issue with water pressure in the lines of the house for the last few weeks. I have finally zeroed in on the problem. When the gas water heater cycles, the pressure builds to almost 160! (gauge attached to spigot on water heater). I have a thermal expansion tank, but assume something has gone wrong. We've lived in the house for 5 years and never had a problem. We have city water (not well). Help.

your expansion tank might be bad. turn the valve off to it and see if there is any air in it . if water comes out the air valve the expansion tank will need replaced
