I am looking to replace my combination NG hot water heater, 40g-65k btu, and am looking for some suggestions.

A quick background, I live in a condo that was a converted apartment bldg. 12 yrs back the landlord had installed in each unit a combination heater for hot water and baseboard heat. Now out of warranty, 3/4 of these units have leaked and needed replacement. Since these units aren't your standard home depot stock, and it supplies my heat, I am trying to avoid the costs associated with an emergency call to a plumber, by replacing it before it goes on me.

The condo is on the smaller side, so i can't revert to a traditional separate water heater & boiler. My two options are combi tank heater or combi tankless heater. The tankless will cost 2x the tank, but may allow me to put a w/d in the spot of the tank. I have also been considering a third option, which I have not been able to get any feedback on. Running two tankless systems, one dedicated to hot water and one dedicated to the baseboard heating. I am leaning towards a combi tank, due to cost, but running two tankless systems is tempting and would cost around as much as a combi tank. any thoughts?
