HELP! It takes about 15 secs to get hot water, then I get hot water for about 15 secs, then become luke warm, then cool. Replaced both thermostats and both heating elements and even replaced the dip tube. There's hot water in the tank, but the mystery is why am I not getting got water??

Thermostats set at 120 or better(but not much hotter)?? All shutoff valves FULL open??? Cycle the valves to help pass calcium deposits. What you describe certainly sounds like bad dip tube, are you sure it did not break off on installation???.

Any chance the hot and cold are reversed at the WH??

I'm sure the dip tube wasn't broken off during installation. Actually, I just installed a new water tank and now the water we get is only warm, not hot even when fully opened... do you think it's the plumbing?
