Fireplaces, Heating Stoves, Flues and Chimneys - Just got flue align estimate, $2500, is it fair estimate?

Their estimated suggested that relined with new material, 30ft high, also connection to two outlets in the basement one to boiler/furnace other to water heaters and all other work.

Based on 30ft, is $2500 a good price? He said the flue is in pretty bad shape..

What is your comment/opinion on this?

I recently overheard someone say that they had two relined for $5,000, so your quote sounds in line with that. If in doubt, get a couple more estimates and compare apples to apples. Don't forget to get the comments on the conditions of your crown. If you do not have a cap, it's a good time to get one.

I got the estimate. 30ft of 8 inch 2 ply smooth wall, stainless steel liner, direct connections at the basement, tee, top plate, cap and base work with 3 year maintanence & lifetime warranty.

I assume I would have to get this done before something serious happens.

Ricardo, The next people that you have come to give an estimate, go up on the roof with them to have them show you the reasons for the relining. They will either shine a bright light down , or lower a drop light to show the damage that requires the relining. Note: Each appliance (wood stove, furnace, fireplace, etc.) requires its' own flue exclusively. No two appliances may share the same chimney flue. Often, a single wall liner will be sufficient to do the job. Some can be wrapped with a layer or insulation and sometimes the cavity around the liner is filled with a pour-in insulation of expanded mica material, either wet or dry. This is intended to keep the flue temp. higher to minimize flue gas condensation and build up inside your chimney. If your contractor is offering a double wall liner with a layer of insulation in between, the piping is considerably more expensive for him to buy and you are getting a premium product. At $2500 he's not making much on his labor to install it. Before you have anyone begin, have them explain exactly what they intend to do for their end of the contract, and in writing, including clean up, chimney cap, crown repair,etc. Good luck.

I decided to discuss it with these guys since they seemed like they knew what they were doing, anyway he said he would offer me $1900 for the job. I said OK. I will go up to the roof tomorrow and try to look down to see if I can notice anything, I guess I have to make sure the boiler is off.

As for multiple appliances, there is only the heater boiler, and there are two hot water tanks, they were previously connected to same flue and all we did was to add another hot water tank. It passed the inspection like that, and we do not have fireplace or stove that requires outlet.

As per our local gas supplier, if we convert from oil to gas, there still some job that needs to be done, and I would assume the job these guys suggested should be done since this is a pretty old house, and previously there was a couple of seniors. I don't think any major work was done.

Does the contractor have a license and insurance?

A licenses is a good check. Since you could have safety problems the insurance will be important for the survivors.

More information on the types of "appliances" would be helpful.

Appliances are
1) 1x Peerless Gas Heating Boiler
2) 1x Smaller Hot Water Tank
3) 1x Larger Hot Water Tank

Yes, they are licenced and insured, and they offer 5 year warranty on the job.
On BBB, they had no issues or complaints during last 12 months.
There have been 3 complaints and all have been resolved during from last 12 to 36 months
