Hi all,
I about to purchase a tankless water heater to replace to two aging water heaters in the house now. Basically, one water heater for each side of the house. I was wanting to centralize the tankless heater to minimize the hot water run, however, the best place to install it for that would be in the attic. Sharp increase in install charge for that. If I install it in one of the current locationsn (laundry room), the cost is minimum, however, the run to the other two bathrooms will be about 40 ft. Anyone have any ideas on how to minimize the time until hot water makes it out of the faucet on the long run?

They sell recirculators that can be used with a timer to have hot water available when you are ready.

I think I read somewhere that if you use a recirculator, it shortens the warranty on the unit. Also, by using one, would the burners be constantly coming on and off? Would almost negate my cost savings of having it on only when I need it.

You heard correct on the warranty issue. Having a recirculator will void warranties on at least two brands I know of.
