I noticed stains were coming up through the tile grout around the toilet. Then noticed that a moldy smell was coming from the shower drain. Cleaned out the drain, didn't fix the problem. When I removed the toilet there is condensation around the flange--did not notice any moldy smell. There was a very thin layer of wax ring (approx. 1/16") left on the flange. The drains are all working. Traps are all full. Bathroom is on ground concrete slab. The vent for the toilet, shower, and tub goes up through roof for 35'. The house is 2 1/2 years old. Suspect there is a leak running under the tile, but don't know how to find the location.
