Hello!
I have a yoga studio that opened 3 months ago. We installed a OSB floor that I finished with Howards citrus paste wax. Let me say I knew absolutely nothing about waxed floors before this adventure...so after 3 months of heavy traffic the floor does not appear to have any wax left! Its very dull and dusty....and no longer turns white when water touches the surface.
So I need some advice on the following:
Since it is a heavy traffic area, how often should we rewax?
How do you know whether a floor simply needs to be buffed or needs a new coat of wax?
How should I clean the floor? I have read conflicting advice about cleaning....is water OK or not?
How often should we buff the floor?
Please help!

Waxed floors.... My grand mother, rest her soul, use to wax and buff her floors monthly in her home.
Commercial and a lot of traffic, they do it every other night, or at least weekly.

Honestly, my professional opinion, tells me that in HIGH TRAFFIC situations - You do NOT use wax! It is a high maintenance application. But now that you have my suggestion is that you call in a company that deals with maintaining waxed floors and get an estimate and opinion as to how often to wax the floors. Cleaning any wood floor is key to keeping the surface from needing to be recoated/waxed. So my second suggestion is to Vaccum using a felt head applicator (not a beater brush!!) every day. Cleaning a waxed floor? Go with the manufactures directions as to what substance to use and how often.
Seriously, I would call in 3-4 different professionals and get their opinions and estimates. Getting in on a maintenance plan with one of them - may not be as expensive as you think. You have to determine what YOUR time is WORTH!
