For a while I have been thinking about buying property, fixing it up and selling it. I also would like to buy land too if that doesn't work out. Im very new to all this. Im not sure how to go about doing it at all. Im not sure if I need a special license or what. Any information would be great. Thank you.

Wecome to the forums!

If you buy an old house to fix up and you move in it, you shouldn't need any licensing. Generally the homeowner is allowed to preform all the work himself although some jurisdictions require a licensed contractor for some aspects.

If you plan to run this as a business, then you will need to be licensed. Your local gov't offices should be abe to tell you want is involved in getting whichever license [s] you would need.

Alright so if I buy a house do some reapis or whatever it needs and moove into it that ok. I want to get into this a lot more do you suggest any books or anyither source of information that can further my knowledge? Also where is a good place to look for property? See I'm not looking to spend a fortune on my first one, something reasonable priced. Thank you

I'm sure there are all kinds of self help books - check your local library and maybe even online. Over the years when it came time to tackle a job I wasn't familiar with I either asked a lot of questions and did the job myself or if I had to hire it out, I paid special attention to how it was done so I could diy next time.

I don't know if there are any tricks to finding the "deals" some of it is just keeping your eyes and ears open.

You are smart enough to know you need to ask questions so all you need now is the right person or persons to ask. Find a professional through family or friends that knows the market you want to buy in and then ask them for advice. Then find another one and see if the information lines up with the what you were told. Just like hiring an employee, interview them till you find who you can trust and they will make it easy for you. House flipping can be very risky and land investing is a long term investment usually so take your time and get good people to advise you, the same advice I would give our new President, who obviously knows that truth!:D

Knowing where to buy is the best bet. I have a friend who bought some property a few years back. He's desperately poor. Now, the land sold for a shopping mall. He will have a windfall of $14 million plus.

Buying houses is best done if the structure is sound and in a desirable neighborhood. This is risky. If structure is sound and all you have to do is make minimal updates, then you can come out ahead.

If buying houses, you might want to befriend a local professional housing inspector. He can inspect and tell you what needs to be addressed and you can make your investment decisions based on the need to bring the property up to date.
