Hi to everybody me and my wife put an offer in a foreclosures home that was listed at 210000, and we offer them 200000 cause we loved the house instantly, the home is 4bed and 2bath, is 2100sqfeet of living area in a big lot with swiiming pool and spa. well all that sounds very good but than after waiting for 2 weeks the bank counter offer us to pay the full price. well since we really want the house we accepted the counter offer and end up offering them the full price. The problem starts now when i was going to sign the documents to start the scrow i ask the realtor that if the bank was going to give us the 6300 dollars towards the closing cost. because when i found the listing online on the description of the property it said that the seller was willing to pay 6300 dollars towards closing cost. well she said that no that she forgot to put it in the counter offer and now i have to pay for the closing cost and i dont know what to do i love the house but i need help dont know what to do if sign the contract or not. hellllllp please.

Well, let's start with the basics. Have you signed a written contract or binding offer to purchase the property? If so, you are probably stuck; if not you can walk.

Yes i have signed th counter offer. But i feel that it was the realtors faults not mine for not telling the bank about the 6300 dollars. Well i looked up the records of the history of sales on that house and a year and a half ago it was sold for 310000 also i looked other house around the house and most of the house are listed at 240000 and up. Well at first i felt that she wanted to keep those 6300 dollars.

If the realtor works in a franchise office (Century 21, etc) you might try complaining to the Big Boss, but don't hold your breath.

I missed this post but I will jump in. If the $6300 was on the original offer and was not deleted by the counter then it would still stand. It is the agents job to write the offer with the buyers input and when the contract is signed by the buyer they are excepting it as written. I would suggest that the buyers talk with the Broker. I am sure the agent is not feeling to good about this.

I just thought I'd put this out there. My wife and I bought a condo at a beautiful development on Norris Lake, TN. We live near the lake and bought the property primarily for an investment. I'd like to sell it quickly, but the market is making it tough. It's a 3-bedroom unit, located in a brand new gated community with awesome amenities that sits on the edge of Norris Lake, one of the cleanest and most beautiful bodies of water in the southeast. So far we've had no solid offers. We've got it listed with a realtor and have even put it on ebay to no avail. Any ideas on how to get it out there given the current market situation?
