How do I determine the square footage of my home?
We are selling our home. The county records show one thing and an appraisal shows another. I know that I need the heated and cooled areas without calculating the back and front porch and our utility room out back. I have seen appraisers measuring outside, so what do I do?

It seems like you are looking for an exact method and number, which you will never get.

The is no "offical" way to calculate the square footage.

Every part of the world/country has its own methods and they vary depending on the use and terminology.

If you are selling, let the realtor give the square footage commonly used in the area. The realtor will have to address the questions posed by the nit-pickers.

You can go by the outside dimensions, the over-all inside dimensions or even go by adding up the square footage of every room and hall area, which will give you the lowest possible number (a realtor would never do this) because you lose the areas of the interior walls, storage areas and maybe even the closets.

Assesors, for tax purposes, frequently use the ouside dimension because they can be determined esily without going inside.

There is no one specific answer, since it depends on the person giving the area, the reason for the area and local practice.
