We just bought a townhouse and I swear that the little old lady who lived there before us was desperate to sell so she paid someone's middle school student to take down the wallpaper and paint over it. The walls are uneven, chipped, messed up everywhere. I'm used to doing some spackling, but am having trouble getting large areas to be somewhat even even after sanding, spackling, sanding, spacking... Any suggestions? Also--any suggestions on how to fix chipped corners that are down to the metal?

Welcome to the forums!

I'd scrape first, then sand and apply joint compound as needed. The chips at the corner bead can be filled with j/c.

You may have to bite the bullet and hang some wallboard in the worst places. Once you've done it a couple of times, it's not that hard to do a decent job.

Just realized that this part of the question was never addressed :( :o

Obviously the smoother/flatter the mud is applied the less sanding and the better it will look. Hopefully you are using a sanding pole or atleast a large block to hold the sandpaper flat - this will insure that the j/c gets sanded to a flat smooth surface. Also the wider the drywall knife is, the smoother the j/c can be applied.

Also, when you need to build up the corners with joint compound, use a inside corner tool to make a perfect corner.
