Our land is connected to 13 acres owned by my Mom, willed to me. Her home is very large and fairly new. When it was built, it was agreed that she would live with us in a planned addition to our home. The mother-in-law suite would be built upon selling her home. We are in no hurry for this as she doesn't need us to take care of her right now. I'm just concerned about the future and a certification with the National Wildlife Federation that she recently received. She works in this huge garden that was designed and built by her (with the help of some friends) and she stays out there constantly. It's a springtime wonderland...really gorgeous. But does anyone know how this might impact the sale of the home? (The wildlife certification I mean.) There are two streams on the property, both are on her acreage and when we sell the house, we plan to only sell a portion of the 13 acres in order to retain some of the land where the streams/creeks are. If you have any idea where I may learn about this, please help. Does the certification bring value or reduce the land value? Does it change the resale value of her beautiful home? I greatly appreciate any help!

Take a look at the paper work your mom received from the NWF. The certification notes the property as a wildlife friendly property. The NWF can provide you with any responsibilities or obligations required.
