Just moved in...

Looks like an older unit but works. Intermitently, I push a button to close the garage door and it begins to close, goes for about 3-4 seconds then opens back up. I sometimes have to push the button to close 3 or 4 times.

Anything I could look at?

And...

Any maintinence I can do on the garage door motor or rails?

sounds like the sensor is misaligned. It's located at the bottom where the door closes. It's a reflective type photo-cell that has to "see" itself, if not it thinks something is there and won't close or possbly a looses connection.
