Hi,
I live in a duplex. The other suite is empty. My manager came over to fix something in the suite next door. He let me know he was turning off the water.

He finished and went home. I tried the faucet and there was no hot water. The cold water worked fine. I had not touched my electrical hot water heater which is inside my place. (photo below)

I highlighted the hot and cold water pipe


I thought that maybe if was related to the suite next door. But I have my own water shutoff valve outside (its about a foot below ground)

The release valve was replaced about a year ago.

I drained the tank last night and refilled it with water. But no hot water is coming out.
The valves on the tank have been turned and its not a matter of a valve being closed.

Could a new release valve be the answer? If so, why.

Any ideas? Thanks

OK, first off this is in the wrong category and I am moving it to water heaters.

Are you getting no HOT water, or no water on the Hot water side?

Did you remember to shut off the power to the heater before draining it down? It only takes seconds to burn an element when not submersed in water.

sorry. I havent been here before

Are you getting no HOT water, or no water on the Hot water side?
- there is hot water in the tank. It was hot when I drained it. Its not going through the pipe tothe faucets. The pipe is hot to the touch.

Yes, I did turn it off when I drained it


My landlord and his helper are coming Wednesday but they are sure what the problem is. I thought I could get help on the internet

Sounds like the landlord shut something off he wasn't supposed to.

No problem about the wrong category. I was informing you, because when in the wrong category, you have less of a chance of getting help. That is what we are here for.
