The background. . .
My parents had a multi-level patio installed about 5 years ago by a landscape design firm. The upper level is a raised patio and the lower level has a double-sided wall on 3 sides. All the walls are mortared block surfaced with stucco to match the house and are capped with bluestone.
The problem. . .
Over the past year or so, cracks in the stucco have begun to develop in most of the walls. Not sure if this is due to settling, water infiltration or both. We have noticed that the mortar joints between the bluestone caps is beginning to come loose.
We're now trying to figure out how to go about:
1. Identifying and fixing the cause of the cracking stucco.
2. Resurfacing the walls either with stucco (again) or a different surface material. I was looking at possibly a stone veneer.
As always, thanks in advance for any thoughts/suggestions.
