Home Warranties and Inspections - Any Home Warranties that cap/lock-in renewal rates?

I purchased a Home Warranty last year through American Home Shield and they just sent me a renewal contract with an increased annual fee and service fee (now $95/visit).

Do all Home Warranty companies reserve the right to increase fees every year or are there some home warranties with guaranteed renewal fees?

Can anyone recommend any Home Warranties which guaranty to renew your contract at the original rates that they signed you up for?

In my opinion most home warranties are not worth the money you pay for them. When they do come out for a warranty call you normally don't get a very good quality contractor and they will a lot of times find some reason the item is not covered or if it is they will come up with several other things related that will need replaced/repaired that is not covered. When they do replace something you end up with a bottom of the barrek product that you would not buy yourself.

Thank you for input. I've had a pretty good experience with the home warranties that I have had thus far, and most of the systems and appliances in my house are nearing the 15-yr mark, so I'm concerned about the significant repair or replacements costs that may be iminent.

Does anyone know of any home warranty companies that lock in your renewal rates or service fee rates so that they don't increase every year?
