My wife and I just looked at a really nice newly constructed home and would like to make an offer on it. They are asking $314,900 for it. I don't want to make an embarassing offer and insult the seller, but also want to get a fair deal. Can anyone experienced in this please tell me what would be a decent opening offer for a new house at this price? I sure would appreciate any comments and help. We haven't purchased a house in over 27 years and would really like to do it correctly without insulting the contractor.

If this is a brand new unlived in house you may have trouble negotiating the price. Most builders aren't real flexable with price....... but with the housing market the way it is, he may be eager to sell and willing to come down in price. The worst he can do is say no. Have you priced comparable houses in that area?

No realtor involved to help you out? I agree w/the others. Also, don't forget to ask for credit towards closing costs while you're at it. ;) Remember as well that just b/c what you and the contractor/builder/seller agree to may not come in value either so look into that too.

just offer what you are willing to pay. actually i`d offer a bit less so you have room to work. as said above the worst is a no. not like they`ll refuse to sell you the house for a 1st offer being to low.
