when i hit the stay button it does a delay entry and alarms in away mode.
the install manual is very confusing

Assuming you haven't changed the function key programming...
If it's arming in away and you're not opening any entry/exit doors during the exit delay, then you have no type 04 or type 05 zones defined (interior stay/away or delay stay/away) - i.e. no motion sensors.
Even if/when you do add motions, it still defaults to having the entry delay.
The easy way around it: *9 + (user code) bypasses all delays. The armed light should be blinking the entire time that it's armed in this mode.
If you have the installer code, you can change the keypad to do this when you hold stay. To do this, do the following
*8 (master code) 000 1 05 # #
After doing that, you'll have to punch in your code after holding the stay button.
