I realize this is a very general question, but I was looking for any opinions out there. I was looking at home plans on the Menards website. It shows what I consider to be some pretty nice homes for under $70,000. I realize this is materials only - is there a general rule of thumb for the construction cost to actually build one of these homes start to finish (foundation etc)? One I am looking at is a 1900 sq ft home for $63,540. I live in Minnesota if that makes a difference. Thanks for your opinions!

Another factor, you need a lot to build it on.

Cost to build?? Or cost to have it built?? Big difference. The more you can do yourself for free, the more you'll save - obviously. To get a "ballpark figure" (things like foundation work, etc., that you feel you can't do yourself) you'll have to make a few phone calls to get some "feel" for cost factors in your region - as those costs can vary greatly region by region.......

I live in the St. Louis region - and figure that my new 2200sq. ft. lake home will cost me around $70 - $79/sq. ft. - with me doing everything myself except the foundation work. - That price includes everything up to drywall/paint/flooring..... appliances/lighting fixtures/etc., will run the price up from there depending on how nice Momma wants the lake home to be......

As mentioned above, add to that the $120K I paid for the lake property itself....

thezster Hey your at my play ground. St louis is my old home town. If you mean lake of the ozarks. Id sure like to see that $79 sq ft on a home here. That would be more like back in 2000 and if I pull all the mechanical out of the home and did it myself. Right now around here A new home goes around $127 + a sq ft . And + the ground cost. Dont know where that lot is you have . But Id say $120K for a lot here is very high and thats around Osage Beach.;) ;)

Not Lake of Ozarks... Private lake South of St. Louis (Perryville) - only 255 acres of water (big enough for waterskiing/fishing) - but gated community with heavy restrictions. Land was actually two waterfront lots that we combined for space (now 3/4 acres with 200ft. water frontage).

That price/ft. is for crawlspace/pier n beam type - basic Cape Cod with few corners and open layout.... (already have water and power on site) - not the driveway/landscaping, and, as I said - me doing all (ALL) the labor myself.

Currently adding a 20 X 12 addition (bedroom) to my primary residence - and is costing $60sq. ft (crawlspace).

You should be able to build between 90 and 100 a square foot in most of the us right now. Most builders are slow, and materials are very cheap.
