Below is my floor plan. I plan to separate the 2nd bath via a door so the sink is separated from tub/toilet. Please let me know if you see things you do or don't like. Thanks, John

Some things that I would change if you don't mind a little constructive critism.

- the entry from the garage to the house has way too many doors coming together in one place. I would flip the laundry room so the door to the closet is on the left and the door to the laundry is on the right. The entry door wouldn't interfer with any other door then. I wouldn't have access to my master bedroom from there, do you want people walking into your bedroom from the garage without you knowing it?

- The master bedroom closet seems awkward. Makes the bedroom very unfuctional. If you absolutely need it (already have walk-in in bathroom), then I would rotate it 90 degrees and move it to the wall opposite the covered deck, then push it all the way to the right. That will make the bedroom quite a bit more functional.

- not sure why you skewed the hallway on the left side of the house, seems to me that this space could be in the bathroom, not the hallway. Generally hallways are considered wasted space and should be kept small and as minimal as possible.

- Same bath has linen and bath doors coming together. If you have to leave it that way, change the closet door to a right hand swing, it will give you better access from inside the bathroom when the bathroom door is closed. Otherwise, the linen could be accessed from the hallway instead of the bathroom.

I do like the open floorplan, but why 2 dining rooms? Overall I think it is a good plan, but needs a little tweeking. Sorry you asked? :D

I think you meant to call it an "eat in kitchen'...

Masterbedroom room is dysfunctonal-as is masterbathroom...

I've redone our masterbath/closet and its about the same size as yours. It works very well-see attached-I modded your plans with my or excuse me "Our" plans. Happy wife is a happy life!!! Plenty of room w/ cabinets-closets work well for his and hers-nice big spa corner tub and a 5 x5 shower with two shower heads.

Bedrooms three and four are awful small...code say minumum 10 x10 for a bedroom but I try to stay w/ atleast 12 x 12. Maybe a small office and a larger bedroom?

Anyway -ley me know what you think-

Overall its not a bad start. constructive criticism here goes: its not a bad start, been said, but its still a little awkward on the whole. i would put a line of columns and half walls or somethin to distinguish a foyer but not close of the area completely like a wall would. is that dead space by the stairs? find something to do with that. i do like the walk out porch from the master bed. the way the powder room is situated will make for a really wierd stroll around a 2'6" protrusion to get to the front bedroom. maybe you could move it to the ususable space by the stairs. The master bed opening to the morning room doesn't feel quite right. i dont see anything supporting the catwalk, put some columns under that thing? and its been said, but your bedrooms are really small and the fact that they're not square will make them feel even smaller. i also agree with the guys below, the door to the master bath from the laundry area is pretty strange. but then again, you do have to walk through the kitchen to get to the other door. these are small changes though, your on your way. i hope your not taking offense. :D

You are likely going to need a waste vent behind the stove to be close enough to the DW and sink. You will also need one in the master bath.

Richard's suggested bathroom I don't think puts the toilet close enough to the sink to get it with one vent, so you may end up w/ an additional vent on that floorplan. I can't remember code for how far apart the vents can be....

There is some dead space next to the stairs, and under the landing that I am not sure is accessible. You might put a closet and access in there instead. I would try to move the stairs instead, and make up the space in the laundry.

That is a HUGE tv area. It seems you want a full-height door into the back. I am not sure what you need to put back there, but it seems like a waste, especially if you end up factoring the cost of the room v/s a flatscreen or projector. If you want it enclosed, I would only put an access panel and a 5' cubby, not a full room. Personally, I would put the money into a flatscreen and build just an AV closet nearby.
