I've got an on going new construction custom build. 1600 SqFt Ranch with 1100Sq Ft in basement to be finished.

Builder is convinced that a 3.5 Ton unit is perfect but I don't beleive they did any calcs. He asked me which I'd prefer a Gibson or a Tappan (both Nordyne) and I said neither...wanted a Trane...he said not in budget. I think I'm getting screwed.
Also some rooms have duct openings in the floor and they are different sizes...not by the trunk size but because the guy butchered his jigsaw cuts in the floor and then he nipped and jammed the trunks in. Two of the 3 bedrooms are the same size yet one has two ducts and the other has one (both are same except as mentioned). Some ducts are cut in the floor very close if not flush to the wall and some are 2-3" off the wall. A large "office" (off the record will be a spare bedroom) has only one duct.............

What determines number of Ducts per room?

Ever heard of a Tappan? Any experience with them?

He also has cut a small air return opening in the basment area...never seen this before is this common?

Return in basement are common. With out a load cal no way to know the size of duct or equipment. 2700 sft for 3.5 ton? where are you located? Nordyne is cheap equipment! they are bought by more hacks than most equipment. Trane carrier york are the big boys.

I live in south central Virginia.

I have found through local contacts as well as other on line forums that the Nordyne units are cheap. unfortunately in my ignorance the Tappan is what I agreed on with the builder which as I understand has a 5 year replacement 10 year parts on warranty.

I questioned the number of ducts be cause there does not seem to be any consistency as mentioned.

If the HVAC bothers you, ask for an upgrade=of course this will be on your dime.

Tell your HVAC contraactor that you want to see in writing the Manual J for load calc and the Manual D for ductwork. If he looks at you like you are crazy or objects, then you will know what kind of professional he is and what to expect from your new system-not much.
